We typically show our properties within 48 hours after we send out initial marketing. Offers are due within 24 hours of our showing. 

Not typically - we do one showing and bring as many buyers as we can so that the owner/tenant does not have to deal with multiple intrusions. 

Not typically - we always want our buyers to see what they're purchasing and suggest sending a contractor/partner to the showing

For our off market properties - we are looking for a cash or hard money buyer. These properties can not meet the conditions of a conventional loan.
